MINUTES FROM THE FLOOR 1.REPORT FROM PLANNING AND DEVELOPMENT COUNCIL - PUBLIC INFORMATION MEETING - 82 LAKESHORE ROAD WEST "The applicants are proposing to construct a 14 unit 'live/work' commercial-residential development. The development will be three storeys in height in two building blocks fronting on to Lakeshore Road West and Kerr Street. The related Condiminium application allows for common elements servicing, parking, and access. Objectives: "Residential uses combined with commercial uses or freestanding will be encouraged to relocate in the downtown and on Kerr Street to promote life and movement in those areas beyond the work-day. Such projects will have to exhibit considerable ingenuity in their design to afford residents amply open private space in the form of terraces and patios. Such accomodation should provide maximum privacy between private living spaces as well as adequate separation from commercial activities." Some highlights: Plans are in concurrence with Towns Official Plan - C3R - Central Business District: Zoning allows for a mixture of residential and commercial - can cover 100 % of site 4 times over - developers plans cover far less than this Live/work combines living and working in the same place - e.g. others in Mississauga at Lakeshore and Hurontario Streets Specifically: * Ten commercial units across Lakeshore - with residential above - residences facing south side (including garages and front doors) * There will be trees along Lakeshore frontage - and 7 additional parking spots along Lakeshore and Kerr Street * Water easement - collection point dissects middle of property beginning at Lakeshore frontage, that will collect the water and redistribute it south - developer has agreed to instal "surge tank" which collects and stores storm water runoff and releases it gradually. * 12 designated commercial parking spots at southeast corner * All residential units will have parking * Four residential only units along Kerr Street - compatible with the commercial units. * Garages at the rear - 1 foot set back from street - complies with bylaw * Approximate size of Kerr Street units - 2400 sq' - southernmost residence on Kerr will not be allowed glass at south elevation * Exterior cladding – "Downtown look" - bearing resemblance to some of the stores on the east side – Second Cup block. Concerns were expressed from townhome neighbours to the south about 1 foot setback, and parking - parking was an issue with a number of other residents who attended.
