MEETING September 30, 2002 - Sharkeys Redevelopment COMBINED WHRA AND WRRA COMMITTEE - WITH THE DANIELS GROUP As requested from the floor the evening of September 18th - a small committee was struck with four representatives from each of our associations - to bring issues and suggestions to the developer regarding the development of Sharkey's. Those who volunteered (WHRA - Peri Taylor - Paul Visser - Nels Moxness - John Mara) (WRRA - Cheryl Dawes - Kim Catalano - Ken Forbes - Barry Dawe) represented an appropriate mix of residents who either support the project, or have concerns. It is important to point out that while we can all offer our points of view about the project, that representation from a small portion or even a large group is doing just that - we cannot force the developer to make changes - we are expressing views in the hopes that they will consider these views, before they go to the town for various approvals. Often developers only get the public involved at the application stage. Once again the Daniel's group were thanked for listening, and for their further clarification of plans. The larger issues summed up are as follows: * The impact and changes in traffic - Daniels have been doing traffic studies since August 20th - at various times - at both peak and non-peak hours and will be reporting back to this committee by October 17th. * The effects of the building and the shade areas it will create - the results of that study will also be brought forward October 17th. * The height - although their successful project economically calls for a 200,000 Sq. Foot building (including 4 townhouses, tower, but not the restuarant), they hear the concern and while there are no guarantees of dramatic change, they have undertaken to look at alternatives. Exterior cladding and materials were also discussed, and while nothing is official, they said that all window coverings in the tower will be off-white, most units will have floor to ceiling glass (all lightly tinted), with stucco or precast concrete panels between. They also mentioned the possibility of a copper roof. They reemphasized their keen desire to turn the creek side area back to the public, and spoke again about significant landscaping around the entire project. They continue to communicate that their interest is to build an aesthetically pleasing upscale development. The committee has agreed to reconvene October 17th to review the completed impact studies mentioned above. Thank you to all of you (19 residences) who submitted your replies to our brief survey - once again there was a mix of views from "when is the developing going to stop", to "its perfect!" And certainly height, traffic, wind, and shade issues were mentioned by several respondees and continue to be the recurring theme. That's it for now - we will be reporting shortly on the results of the two meetings being held tonight at our Municipal Hall - The Kerr and Lakeshore Project, and the Rebecca Lane Reduction Proposal. |
